I am looking to build a team of people who will be able to put my system pretty much on auto pilot so my business and team know exactly how each person works so we can make money as a well oiled machine!

I think there are some ways you can properly vet an opportunity where you can make it work, with a good foundation of business expertise under your belt, a good team around you, and some well machined systems/procedures in place with whatever it is you're investing in.

That's great, you have developed a system that works for you, my son-in-law in New York flips many properties nationwide, i guess I have  some credit to his success after taking my training in Baltimore - last conversation I had with him he had 150 properties under contract - he's created a machine that seems to be working.

Those who are most successful with closing seller finance deals are active investors with pretty sophisticated marketing machines to find and target those home owners that might be a good fit for seller financing.

Or an inspector on my personal house that said the hot and cold lines were crossed on our washing machine (they aren't).This is not to say there aren't good inspectors. 

Things like Laundry Machine, Dry Cleaning Business within the apartment etc.Goodluck 👍
