Use an Home Inspector on Rehab Projects

I just listened to podcast 384 with @spencer cornelia and it was so cool to hear about his experience on losing money on two long distance flips, and then go right in to suggestions on how to do it better. What a good learning opportunity!

@david greene talks about having your dream team in place to help with long distance investing, but what about a CERTIFIED HOME INSPECTOR? They mentioned having someone go check up on your contractor, and that's a great idea. They mentioned how you can't fully trust the bank inspector, and that a real estate agent doesn't really have the time or knowledge to do it either. Enter in a home inspector! This person knows construction and the code and can write up reports. The periodic inspections can be the benchmark for when the contractor gets paid and knows it gets done right.

I can't think of any better way than having a great home inspector on your team, and I'm surprised that it wasn't mentioned in the episode. Honestly, I've never done this and I don't invest long distance. Anyone used a home inspector this way or think it would be beneficial?
