Not sure what state you are operating out of, but you may reach out to an experienced wholesaler, and an investor friendly broker for additional information.

I make a lot per transaction and keep it because I am the brokerage.I have friends that are residential brokers and would rather babysit tons of agents for volume with low splits to make 100k a year and go play on the golf course all the time.

My friend has made a recommendation for a guy who is supposedly wonderful. 

Seeking an investor friendly realtor in Akron that is ready to work quickly with me to find a duplex.

He financed the initial purchase price, and leveraged private money from family and friends for the rehab.

A couple things that jump out at me are the low taxes, reasonably priced homes compared to rents, and the landlord friendly laws.
