Once you are contacted by a seller you go look at the home, take lots of pictures, find out what they want for the home.

The other advantage is you can get multiple contractor bids based on your SOW.What I do now is walk the property, taking pictures, fill out my estimating sheet, develop an offer based on my ARV and submit an offer with inspection contingency.  

They look at your global financial picture to see if you are lendable and one bad investment can cause if an application to be rejected. 

Our attorney is saying that he would like to file a "motion in limine"/trial brief with the court to explain to the judge all the details of the case so far.

Tough to know without seeing pictures and spending more time to comp it out.
