Some argue they’re too low in some areas of the city and too high in others - with data presented to support the respective viewpoint/argument. 

In a former life I was involved representing a client where IRS was arguing that even if the transfer was legally correct the taxpayer had effective control so it was considered related party transaction, that case settled in appeals before going to tax court, but I remember the case law definitely leaned toward IRS.  

They can stand at the bank and argue about it while you continue living your life.

That protection is nice, but doesn't cover negligent acts, and certain things will put those buckets together (like having two LLCs that use the same bank account and can be argued are really only one business).

But I haven't heard too many people argue that a negative cash flow property is a good investment.

@Nathan P TannerGoal with BRRR is to try and limit the amount of money in the deal to enhance the returns.With interest rates where they are at today and current state of home prices and renovation costs I would argue BRRR is dead.

I might recommend person ABC who is fantastic in 2021, but not in 2023. 

This doesn't mean that your way doesn't work but one can argue that your way may not quite be property management.

Some will argue that we already missed the opportunities as the prices ran up.
