Rent for a 2 bed in this area is around $650 and i have no payments on this house.I have a full time job, so real estate is a part time thing for now (sometimes it seems as more then full time), but im lovin it.

Its 3x 2b and 1x 3 bed, most of the high cost items were done by Seller. some units were under rented... 

They pivoted just so that you couldnt get a straight shot with an arrow aimed at the bed when they were asleep.

This house (3 bed/3 bath townhouse) is about 5 houses down from me, and I'm thinking it would be a good investment from a proximity perspective, but would like some outsider opinions on the numbers:Price: $212,000Repairs: $0 (I know the owners, and they are meticulous, and they replaced carpet, paint, and appliances prior to listing)Rents for: $1800/month (based on comps in our neighborhood)PITI: $1465/month (Principal and Interest = $910, Insurance = $45, Assoc Dues = $250, Taxes = $200, PMI = $60)I can only afford to put $30K down on this house, hence the PMI. 

They took them out because it used to be a bed and breakfast.

This property is pretty far out from the city to be rented for $900 a month for a 1 bed.

In most of those cases providing a bed and maybe a desk might be a good move.
