Oh yeah, and if you can invest in your backyard or within a 2 to 3 Hour drive you strongly want to consider that.

Is the Texas market strong enough for a niche market?

If demand is strong, and supply little, rents are high, etc. that's when you start looking at new construction.

I'm currently in Midland Texas and am strongly consider a move to the San Antonio for the simple fact that the area has a solid market compared to my current area. 

I currently live in the Baltimore/Washington metro area, but have strong ties to real estate in Ocean City, Maryland area, as well as looking ahead to a potential move to the Fort Lauderdale, Florida area.

That will continue to be the case with your transaction providing income to the IRA.I would strongly encourage you to have a qualified CPA or tax attorney review the situation and ensure the IRA is acting in compliance with IRS guidelines.  

I STRONGLY suggest you get a partner, consultant, mentor (or all of the above) to see this project through.
