I would recommend using a company that specializes in the type of property you are holding and that is familiar with the area.

We have lots of wetlands here too, and this lot of 50' away, so I will probably have to do something special for that, along with follow all the general city build requirements.

Great question @Terri Dyer, the answer is it depends :)Property that qualifies for 1031 treatment is property you purchased with the intent to hold for productive use as investment. 

Dived and look at the price ranges and get to know about days on market and which agents specialize in what ranges. 

Insist on special warranty and not quit claim.

@Jeremy Taggart you can get this asset financed under an LLC, especially when using specialized lenders.
