I have been excruciatingly selective, re-allocating from value plays into cash flow plays, using prudent debt, and always adding value.

I'm doing my due diligence and will select one to use for my investing. 

The best thing to do is document your selections and specifications into one document to provide the contractors.As far as what items will generate the highest return, this is something you need to determine by educating yourself on the market.

With all information out there I am almost on information overload and cannot figure out the best way to select a City and find investment properties.

And if the applicant you end up selecting can't move in and start paying rent for a month and a half, you can still charge the previous tenant for the full 30 days. 

Usually proper screening and in-person interactions will help you select the best tenants for your specific property!
