Taking into account vacancy, cap ex, maintenance etc. you will have no cash flow and that property will cost you money rather than make you money which is never a good thing.

I figured they’ll last longer (cheaper over time), and they’re very durable (so I’m tenant proofing and preventing future maintenance)...After ONE year and ONE tenant, these floors are toast.
