The fact that your loft provides a means of egress should be acceptable. 

Providing necessary docs - 3-day, tenant ledger, lease, property management agreement if you have one.

Are your agents you are working with explaining the differences (for areas it is just now affecting)?

it's hard to do that as an agent, easy to do as a spec or volume builder or developer if you have floorplans you like, etc. we build triplexes happy to chat and help you understand the market better here and see if new construction is for you

Some states require you to be a real estate agent, I think some even require you to take property management courses.

I see they provide investor-friendly lenders and real estate agents, but a quick search didn't provide me anything for attorneys.
