Are there other local options E.g. house hack, rent out a room, partnership, etc that allow you to be on the ground to check on your property, vet trade workers, develop relationships, vet tenants, etc.

Using Partnerships to get started is definitely on my radar as a strategy to grow. 

Everything thing is accounted for in our LLC partnership return—the ledger is balanced and our Capital accounts reflect cash put in the deal.

I also manage a multitude of JVs with individual investors and also hold notes in an LLC owned by my Roth SDIRA in partnership with 2 other SDIRAs.

You can borrow the money for down payments but usually have to structure the deal as a partnership and not as outside debt.

After college I would like to grow my portfolio of rental properties through a series of partnerships with other investors.

Recently my uncle (the maker) passed and we been talking of carrying on his wine recipes and sharing them with the world :)I have found a few up for sale and also found land for sale where we could start our own from ground up but of course with the right partnerships in place.

As someone who lives in Canada (I don't have permanent residency either), I'm not sure if I would be able to sign a partnership agreement with someone living in the states.
