Partnering with investor while in Canada

I'm thinking of purchasing an investment property in the states. However, I'm in Canada, and I don't qualify for a mortgage regardless.

I have enough cash for a down payment for a single-family home in a B/C neighborhood of Indy, and I was thinking of reaching out to local investors who might be able to carry the mortgage. This would likely be a relatively passive investment, with the property being managed professionally. 

As someone who lives in Canada (I don't have permanent residency either), I'm not sure if I would be able to sign a partnership agreement with someone living in the states. What's the typical process for a "cross-border" JV agreement, and can anyone share their experiences with this?
