for advice - with cash but little time, is this partnership good?

Hi everyone,

I am a professional with a good income and savings from my main job, and looking for ways to get into real estate. I run into someone who suggested to partner up to do new construction (I have cash and a good W2 for loan, he has experience and time).

The potential partner has been doing flips for 10 years and recently moved into new construction and has done two projects. He has a general contractor licence and will be doing the building project himself. He wants to focus on multifamily units for later doing AirBnB.

I know nothing about real estate, what factors should I consider to make the decision? I am very busy with my day job and don't expect to have much time to deal with the day-to-day building and management, but I would like to learn about the financial and legal aspect of the process. have always been interested.

Any advice on where to start would be greatly appreciated!
