It is interesting you mention Syndication, my only discomfort in getting involved a syndication is just the amount of risk when you have multiple investors involved.

This was a multiple offer situation and there were multiple buyers who were offering in the same ballpark (give or take a thousand dollars).

If it's on the MLS and it's a great deal, chances are he has received multiple offers and will get it sold at the best possible price.
