Since I am not local I am hoping some of the experienced investors can tell me which neighborhoods make for great rentals.

You want to make sure you work with a local agent expert who knows the streets and knows the leasing cycles of the campus you're on.

Most of us Don't live here or have property here.You would likely have better luck with a local FB group or thumbtac.cim

Hey Ken, I would look into investing in your local market.

Go to your local REI meetup.

That is really the way that YOU will manage the property as opposed to how the property management company did it.Good luck with your rental unit because there are a lot of laws that affect the CA landlord and renter, including more city/ local areas.

Look for local meet-ups and networking events. 

Normally, for condo associations, most of the building is deemed common elements.
