(Worry #6, anyone who actually visited the property would see neatly trimmed grass and plants, snow was shoveled, trash can has recent trash, there are cars with clean windows and obviously used regularly, there are cats in the windows, lights are on, looking through a window shows furniture, etc.

I legit took white primer (the house is light blue) and just painter all the spots that were peeling to get the fha approved.

If I get the property back as an REO, most properties need at least a light cosmetic rehab that runs $8000-$15,000 when properties are in the $20k-$200k range.

Go light pilot light on water heater for new tenant that just moved in.

Lesson learned - get a black light and treat the pee before using kilz.

I'll try to post updates bi weekly; In the past week, the following has been done: --New roof installed just before closing--Light demo completed to reveal hardwood flooring throughout the home, gut kitchen, remove bathroom fixtures, remove trash throughout home and backyard.In the next two weeks we have new framing in kitchen to be done, start some electrical updates, get the half bath and basement back together (those are the easiest) then do drywall patch and painting and refinish floors. 

I did my whole house converting over the old knob and tube spaghetti works mess to 12 gauge plug ins and 14 gauge ceiling lights with 3 way switches where it needs it.
