If I were to open up a separate real estate bank account, I would then have to add funds consistently from my W-9 job - which in my opinion begins to blur these two accounts together anyways.Should I still open up a separate account for this first house hack, or wait until I buy the 2nd property, which would provide consistent cash flow that will go directly into that account?

It's possible the deceased father agreed to let her manage the property and keep the rent net for her troubles, but the title/ownership remains in him so his heirs would inherit it as a legacy.I suggest your friend familiarize himself with the statute of frauds which I believe requires agreements regarding real estate be in writing to be enforceable.

If it’s a safety issue, I’ll of course make sure the premises are as safe as they were before any required maintenance was done, but she is now suggesting that if I don’t reimburse her for those specific anchors, I am violating fair housing laws for familial status and/or tenants rights regarding not incurring costs for required repairs.

I think given these factors you have not done a good job analyzing the property and should consider practicing more and analyzing a lot before buying the next property.
