I have just started using the calculator to analyze properties.I have noticed that when I enter data as a cash purchase vs. when I enter 25% down, there is little to no impact on the CoC number.

I donʻt know what the data is where i live but I live in HI so I can imagine similar things happening here. 

As a former Cleveland resident I'm sure you're familiar with a lot of the dynamics in the area but it's always good to have the most up to date data when you've moved away.

Without those key data points, it's impossible to tell you if you're getting a good deal or not.
