You know about the mold and unless you tear it out it will be a major liability if someone gets sick and you knew about it in an inspection Being your out of state as I read in your other post you should plan on fixing most Interior issues to avoid calls every other day once a tenant gets in there.

You can consider using a conventional renovation loan, however, you will have a larger downpayment but no PMI and it is not as strict for repairs required/mandatory repairs.Finally, the meat you are looking for, although you cannot do the work yourself, here are some things you can do: Contractor can repair walls and prime only areas of repair, you can paint the interior, the rules state that the walls need to be whole, they do not need to be uniform and painted, they have to simply be free of defects.

You want to look for the obvious issues first: (Grading issues, gutter & downspout condition), if you have an excessively wet basement, you can do some interior waterproofing, worst case scenario you may need to implement some outside waterproofing.

we are just about done with this house... i can't believe that it took 5 months to finish it....it sat about 3.5 months empty while we purchased new houses (we are at 32 now), renovated some and worked for other investors. the work started at the end of june and are about finished.we did full interior demo of kitchen, bath, all new HVAC system, 3 thirty yard dumpsters. still have to do a new garage door as well.this house is absolutely gorgeous, one of my favorite houses... the tenants are actually moving in wednesday, yet they have not seen the house yet. they saw pictures of the other houses and they knew they'd love it, so they just jumped on it.rent is $1,350 (2 yr lease). purchased for 73k i believe. it will take me a few weeks to figure out the exact cost of the rehab until the final charges trickle down..will post pictures when we stage, hopefully tomorrow or wednesday, 8/17
