Put a nice healthy coating of pipe dope on the threads (I actually like dope and tape, but anyway) and start screwing your new valve on.

For that price, could have a nice little portfolio of 3-4 cash flow props here in Birmingham (and likely other places, you can 1031 into multiple markets) AND a healthy capex reserve of $30k or so.  

Recently I was a partner on a rehab/flip in Village Park, we procured the house for a fair price, applied a modest budget to the rehab, created an attractive home for most buyers and made a healthy profit - This is a very desirable neighborhood with amenities and a great school district.

Just like I didn't mean to follow Dave Ramsey when I snowballed paying down debt from student loan -> car -> house.Do what you can with what you've got while having a healthy savings.

No musty water smells or visible mold to indicate there are mold problems; however, because this will be a rental, I do want to make sure it is healthy for inhabitants.

Most of the deals I review in the syndication world in the areas that are most attractive right now if you qualify as an accredited investor offer 8-10% cash on cash (preferred returns) and healthy all in IRR of 18-20% over five year hold periods.
