If I only put 25k into the rehab I could come out with an infinite return on investment depending on what the ARV would be when I'm done, which realistically probably wouldn't be near 285k but a guy can dream. 

Being where I live finding deals I can afford is a non existent dream so I have been looking into areas like, Tennessee, Kansas, Philadelphia, Ohio and Chicago. 

I recently joined this site because I am buying my first home in about 6 months and want to make a smart investment- I have plans to turn it into a rental property once all my kids graduate and have been dreaming of acquiring other properties over the next 5-10 years.I’ve been struggling for a few years and we’ve been living with family while I get in my feet.

It also forced me to take action instead of just wishing or dreaming about creating a house flipping business.

Thoughts: This is crazy and i'm just dreaming here.... but what if i could make this work!?

We can stay with our friends for 18 months max and at that point in time I would really want to get my dream house (in our area it would be around $500K, which means we would need 100K down if we wanted to avoid PMI).
