New MKE Multifamily Investor

Hello BP members,

I plan on moving to the Milwaukee area and would like to buy my first multifamily property. I'm looking around the upper east side, specifically properties close to UWM. I plan on house hacking the first year.

Has anyone had any luck in this area with rentals? I'm more interested in implementing a buy and hold strategy. It seems as if prices in this area have gone up substantially in recent years, but I'm wondering more about a month to month cash flow perspective. Running the numbers, I'm thinking I'll be able to cash flow around 400-500 per month for a multifamily in this area.... Does that seem about right?
