I have used Aimloan.com a number of times and found they have very competitive rates and good customer service. 

Competition aside, let us look at what is needed to succeed; Look at how hard virtual wholesaling really is.To see why it is hard going, think about the work statistics.

There is much less competition for deals in smaller markets but you can't count on appreciation.  

I will have a good job with a competitive starting salary and a decent credit score, however, my only employment history to this point consists of part-time work, and summer and seasonal internships, since I have gone straight through school.  

This is a good sign but will also become your competition so you'll probably want to rehab the property at some point to compete.

Because of that they are pretty competitive (especially College Hill) but if you could find wholesale deals should be easy to find investors.  

I've read that banks may take as little as 75% of the asking price if there isn't much competition.

It is a very competitive county but if you are quick on the draw you only need an hour to do well.
