So make sure you're not comparing a 5 YR IRR to a 3 YR IRR, because that's a huge difference on these value-add projects that bump up the shorter term IRR.

We purchased a 2nd lien, and by the time it was transfered, we passed the date to file as a secured creditor due to the prior servicers attitude of most will not make it through CH 13, and they are over 2 years into the Ch 13 plan.So we are unsecured and have to wait for it to be dismissed, and we can't foreclose since they are in Ch 13.

So I have noticed on gosection8 and a few other posts in this forum that Baltimore has a huge surplus of section8 housing and too few tenants (at least compared to the number of units available, looks like 235 right now.)

Let's assume capex is low since you did rehab it prior...300k house for 2k rental isn't that great unless you're banking on appreciation, but at 300k it doesn't sound like it's in a market like that.
