In short, no matter which paint you use, developing a Zen countenance with speed and precision, using quality tools (and matching the right ones to the job) and planning on doing two coats unless you're just refreshing the colour (tinting a primer for one of those coats can be very multi-functional, saving you from spot priming as well as saving you money) is probably your best goal for d.i.y. success.

Hopefully its appraisal is not JUST a function of average rents.I reckon its main attraction is that it HAS had $25k spent on it, but which has likely raised its appraised value by less than that, say $10k.

It wasn't even a particularly cold winter (in southern MI) but it just depends on the conditions, how the wind blows, etc- you never know which year is going to cause a problem.I'd consider having someone turn the system on in the spring also- it is a good time to check that all the heads are popping up and aimed properly and functioning, the freezing and thawing of the ground can make them move.
