The real estate dynamic is completely different in Southern California so I am forcing myself to learn market research across the country.

@GregScott - this is why I'd probably re-finance as soon as able, however in Southern California, I don't see any other way to buy property unless I win the lotto or get family to help, somehow...

In Southern Maryland, in a lot of instances, there are hidden costs of a well or septic system replacement that also needs to be accounted for when running numbers on potential purchases.

What part of Southern California are you considering moving to? 

I was actually offered a place in the company at a different location, but I wasn't comfortable with moving far away for a job I wasn't exactly fond of.Currently, I'm living in Southern California, and was planning on making my first investment purchase here for a variety of reasons.
