First of all thx for reading, here is the situation my grandfather has an extremly large storage unit for sale approx 40 ft by 120ft he is asking 45000 for the unit with everything in it, he is 82 yrs old has been in the resale bussiness for the past 30yrs going to flea markets, yard sales, auctions, etc.

I got a phone call last night (Yard Sign) from the neighbors. 

From that I got 1 call from someone whom I couldn't help due to a language barrier, and around 12 calls asking to be taken off my marketing list.Since then I have been working a few weekends putting up yard/bandit signs in some areas, around 200 signs total.  

I think the yard is ok, but most of it on the side. 

You may want to search out the companies that started up offering to list sale items on ebay for those who also were uncomfortable doing it themselves and see what their models were and, if there are successful ones still out there, how they do it and make it profitable.The only other point I would make is that once you rule out the landlords who don't mind doing it themselves, then take into consideration the percentage of the rest of them that don't use an online listing because it's much easier for them to put a sign in the yard and answer the phone (enough demand without online listing), will there be enough demand for your service to make it worth your while?  

A couple things I look for... the condition and age of the cars...do they have lawn care...are there a few toys in the yard?
