I just need the breather and then will either go back to vacation or corporate housing renting or continue to get long term tenants after her lease ends in December. 

Also, since the seller has the court order, would I be able to continue the eviction case?

Take it to an attorney and let him deal with it, to include the over-payment.If you continue to procrastinate, this guy could find a way to take the property back.

But, perhaps @Ryan Stahr's point about owner-occupier AirBnB is worth investigating?

My best advice is to just continuously keep reading.

I have no idea, but this seems like a possible option;  I'd hire my sister to do the short term mngt; cleaning; renting etc - Much to investigate here - maybe even for just a few months while I deal w/ my chaotic life (fix/flip) here in CO. 

BP has been, and continues to be, a big help for many of us as you are finding out.

I am going to continue to offer it even though this deal fell through.
