Thats why the ARV is a lot lower, I am normally more in the $70K range.Also there is an HOA there making it somewhat unique.

It's a unique blend of truth, reality and practicality, as well as encouragement, challenge and passion...definitely a love "of the game" and a distinct passion is evident in both your style of writing and the simplistic presentation and flow of the comprehensive content.So far, it's just been...WOW!  

I've always found discipline in the gym and never like working for others- I always felt smarter than the boss. believe I possess a unique view of the world and I cant express my full potential working 9-5 with no challenge.

And don't worry - I'm not interested in SFHs and am looking to fill a different niche, so we aren't competitors LOL

There are people that specialize in unique loan situations and know underwriting inside out so they can give a realistic take on your situation.Good money guys also know other guys who have other money as well for the right situations.

I know I need to run this like a business, and normally would hold them to the lease, but this is sort of a unique situation as you can tell.  

I don't really know, this is my first attempt at this, and given the unique property, really can't afford to spoil the opportunity. 

While I am licensed to practice law in Ohio and also do a good bit of taxation work, every situation has its own unique set of facts.
