(I am speculating due to lack of information in the post) Second liens offer some of the largest discounts and reinstating those loans can create some pretty nice cash flow and windfalls since they tend to trade for such low prices.

This is all speculation, but there are many times I will see a new ads on craigslist or a new bandit sign, I call the number but each time I "just missed out" on the deal but somehow I always find myself giving out my information for future deals that never appear.

@Andrew Syrios1) Appreciation is not a factor when investing, I invest for cash flow, I do not speculate. 2) **** happens, life changes, Plenty of reasons for moving on.

I of course would find something that covers expenses but it doesn't appear possible based on my recent search (in Brooklyn or anywhere else in NYC, aside from maybe Canarsie which I don't see changing quickly) My gut feeling is that it still probably is worth it for the long run, but maybe I'm just speculating on appreciation of this part of the neighborhood (southern Bushwick has not had bars/restaurants until less than a year ago and it seems like they're coming at a fast pace), although I would like to hear some opinions on this (would be madness in other markets but maybe in NYC, one cannot expect immediate cash flow?)
