I am into buying and holding property and I'm excited to learn all there is in this wide world of real estate.   

I realize this is a pretty broad topic that is widely discussed, but I'm hoping to see some variety in the ways mentors were found. 

With more active JV partners we have sometimes financed the entitlement risk as well, but the investors were eyes wide open to this risk.  

They should have a very good idea whats going on and invest with eyes wide open.  

What I found was quite a wide range of quality and cap rates.

The problem is, the legal background check they perform is not nation wide (only the applicant's most recent address).

So years down the road when your buyer is ready to pay you off, you will have a pretty wide spread between what you owe and what you are owed.Bottom line, there are a multitude of ways to make a dud into a deal.Hope this helps

I like the 'reconfigure for a slide in range' idea - although this wasn't a good option in our home.Four years ago, we found that Sears/Kenmore had the widest variety of sizes available (we needed 24" wide, which isn't exactly standard today).
