Beware, though, when the market tanks, the AV tends to tank hard, so it still may be better to wait for the next fire sale to get in if your intention is to buy-and-hold, or at least make double sure you (and the property's equity & cash flow) can afford to hold through the next downturn if you get in now. 

Also check if they have a dryer that it's properly venting outside.. and that she's not leaving wet clothes to air dry in the house...No house plants or fish tanks... as the extra moisture they need only adds to the problem

There was just a tiny house retreat on Shark Tank this week.

The market was tanking and still didn't bottom out.

We have found that sometimes we can get the keys handed over us with as little as a tank of gas or use of a moving truck.  

But I don't want this thread to become a discussion on when the market will tank; there are plenty of other forums for that.Anyway, this is why we're slowing down our flips.
