What are the biggest issues/problems that international investors are experiencing when trying to invest in US real estate? Is it mortgages, entities, taxes, banking, legal, property management etc.?

I would say taxes and mortgages. As a foreign investor, you immediately have exposure to the US estate tax system and income tax system. It is important to engage with a CPA and cross border tax specialist prior to purchase to maximize efficiencies with proper structure. On the banking side, depending on the size of the mortgage, it can be difficult to get one. Developing relationships with advisors is important here to be referred to the right lenders.
