The school year has started which in a normal year marks the beginnings of our seasonal slow down.

I doubt that November is the high season unless there is some crazy festival that we aren't aware of. 1050 sq.ft. is a perfectly fine size for a vaca rental that is right on the beach like that.

Background: I'm in discussions to buy storage units w/ seller financing w/ very good opportunity to increase net cash flow.

Some funding company can cash out refinance this property without a seasoning period.

2)  Though new to note investing, I am a seasoned REI with several properties, including multifamily.  

I’ve found several good ones on self storage and other subsets of property investing.

They are a  nationwide, non-QM asset-based lender that offer a variety of programs for non-seasoned and seasoned investors, including a 30-year fixed, fully amortized loan on 1-4, 5+ and commercial property types. 

However, renters want a washer/dryer, dishwasher, storage space, and a yard (in my area). 

Most cash out refis have a seasoning requirement.
