I assume that although you took on a pretty big project in a new area making you essentially a 'newbie' - your previous BRRRR experience definitely must have contributed to the success on this project. 

I took a look at the following: Rentec (which we previously used), 123Landlord, Buildium, Cozy, Easyrent, Rentpost, Tenant Ledger, Smart Property Systems and Tenant Cloud.  

I believe they avoided eviction because the previous owner did not have all his ducks in a row.

So i put my rentals on market and learned commercial RE (self storage).

Storage locker, lumber yard, restaurants showing they helped these business owners to prosper.

The previous owner put in all new windows as well.  

And don't want to put in irrevocable trust as we may want to sell  in the future.....The only other option I have found is to put house in partnership (wife and I) LLC's name on the basis of this is our "office" and tool/equipment storage for other rentals in a separate LLC (weak if it ever goes to court?)

Setting up keywords is another great option as you'll be notified anytime your area of interest is discussed on a forum post.Chances are, if theres a top investor-friendly-agent in Nashville, they've been recommended at least once before on a previous forum.Best of luck to you!

Hi @Tamara Smith - I've commented on previous post of yours but 160k will be extremely hard to find a great investment in Miami/Fort Lauderdale.

Online course is not cheap too, but it's the price of a college class.
