My thought is that the sellers (currently estate managers as owners have passed) would be motivated to move quickly if we take the tenant problem off their hands.Now, this probably raises lots of red flags, potentially even prompts some laughter at what a terrible it is, which is why I'm here asking!

Hey @David SienemaYou will almost definitely want the property vacant at close or shortly after.The exception would be if the reno was incredibly light and the tenants were incredibly cool and flexible.

To rational people it seems like these would be highly motivated sellers but they arent.

I have another property and it’s section 8 in another state and it’s been incredible but this property being my first has been a headache to say the least.

I have learned an incredible amount of extremely impactful information from the podcast, books and forums associated with the Bigger Pockets platform.  

There shouldn't be a single able-bodied adult on unemployment right now, but there are because they aren't suffering enough to motivate them to get back to work. 

Dedicated some time to learning how to market and salesmanship to source deals from motivated sellers directly.
