HOA are increasing tremendously due to the amount of repairs/up to date requirements for the older condos.

Will rents start falling as we see businesses downsize due to rate increases?  

Unfortunately with sibling transfers even if the intention is to move into the home it may not be possible with increased property tax reassessment. 

Agents do not collude to increase DD fees. 

At renewal time rents are increasing and with STR income dropping some, their margins are getting squeezed. 

However, if I worked a commission job, in which money could be made at irregular hours, I certainly would want to be available during some of, if not most of those hours (within reason), to increase my earning potential.

It's an area with increasing population and if the property cash flows, investments will do well there.

If you can modify your hours that will increase your availability to prospect, or tour homes, tour open houses on the weekends etc.

Frankly, in most attractive markets you will not find any good turnkey property stock left. 

If you're analyzing a property and the roof, HVAC, furnace, and water heater are all past their life expectancies, then plan to account for these items in your analysis and increase your CapEx.
