I was firm with the tenants multiple times over text/in person and essentially hardballed them with a strict deadline saying their items may get damaged by contractors by this date, and they ended up clearing everything out.Didn’t have to pay them any cash, hire an attorney, build a shed, or pay for storage.

My role would be anything behind the scenes dealing with LLC paperwork, accounting, initial funding, etc (will not be involved with showings, or anything dealing with a listing or sellers or buyers)The friend with the license and owner will deal with all real estate requirements of the business.

We set a time to arrive with the officer and have paperwork to serve the tenant; (everything you go over in front of the officer) Here in Texas they can do nothing other than observe but they do have to write a report for their department which is a great tool when you sue the tenant for damages or eviction.Good Luck keep records of every text, email at this point do not speak in person with the tenant unless you have protection and witness.

So if a home is listed for say $700k and the listing agent is offering a 2.5% commission to selling agent, then you as a RE licensed flipper can either negotiate the price down $17,500 and run the buyers side paperwork without commission or you can offer the $700k and collect your $17,500 commission less the broker split and fees.
