Also, most sellers won’t vacate a unit prior to closing since many buyers don’t actually close, not without a significant non refundable EM anyway.

@Wesley Cleveland - if you’re thinking about investing with Morris, you’d probably be better off taking that dough to the roulette wheel, or tossing it on extravagant vacations and fancy clothes- at least you’d get something of value for those greenbacks.

From what I've been reading it looks like you have to register as a vacation rental with the city.

But I am enjoying the ride.

I tried searching for posts on vacation rentals so forgive me if this is redundant...the only thing to pop up was a blog from 5 years ago and vacation rental apps have come a long way since then.  

We don't have any tenants that simply don't pay, they just enjoy paying the late fee, it seems.

@Sam Lively I worked with @dan butler of Crestcore property management on a property I had under contract and enjoyed my experience with him even though I terminated the contract.

I own 4 vacation rentals soon to be 6 and 4 LTR in AL.

We will be making some changes to the unit to make it even more attractive to vacation renters. 

My lady is usually more conservative and risk averse........by renting, I'm trying to look at the long term and imagine us eventually paying this place off while also enjoying the ongoing appreciation.
