I would like to start off house hacking and eventually work my way up to generating enough passive income to just relax a bit and enjoy my time with my son.

I'm posting for three reasons, and I'm hoping somebody here enjoys a good puzzle and wants to help a guy out. 1.

There are lots of books and resources on creative strategies (which I enjoy reading actually) but it looks like, from the poll, most used pretty common strategies.

So you have to find a property that is likely not so nice, and buy it for a "AS-IS" price, then make improvements and enjoy the reward.Curb appeal drives rental pricing; If an neighborhood rents for $1,400 normally, and you find a rundown home renting for $950. 9 out of 10 times, its renting cheap because the LL wont improve the property, and likely has non performing tenants in it... so you buy at a cashflow price on the $950 minus repairs, then rehab and rent it for $1,400.

Now I'm back to my 3 deals a month that I'm used to and enjoy. 

I'd let him enjoy his damaged property and I'd go hunt down a deal that makes sense.

I believe the casinos are not really attracting a lot of attention anymore, so that probably means less employment in that area versus the last 5-10 years.
