Those are just 'very, very rough guidelines', I'd say my last 3-5 flips average out to about $13-14 per sq ft - Kitchen, bathrooms, flooring, paint inside and out, one or two of the major systems (roof, windows, furnace, water heater), etc.  

Should I start by flipping houses?

We are mostly interested in Buy and Hold Investments, with an emphasis on multi-family units, but we are also considering the occasional flip when the market is right I found the Bigger Pockets podcasts on YouTube and am hooked, I'm so excited to have access to such an awesome community, especially being a newbie!

You're not also flipping the property, so the cost of money isn't really your personal issue.

I am mostly interested in SFRs for flipping in Oakland, but also surrounding areas like Richmond, San Leandro, Hayward and up until Walnut Creek, Concord and Pittsburg.

Good Afternoon BP Members, I'm close to closing a deal right outside of Flack Estates and I really want to flip it myself, but don't believe I'm quite ready for a remote flip from 1,100 miles away, especially a flip of this magnitude.
