Run a full credit report, rental reference check, search court records in his previous cities for evictions and lawsuits, etc.He has bad credit.So far, he doesn't have any verifiable rental references.

Keep you earnest money low, don't make promises you can't keep, and you should be fine....if you find yourself in court, almost any attorney worth his salt can manipulate a contract.

There are all kinds of dirty little trick that owners can pull making things difficult, understand too that these owners are not real estate types familiar with applicable laws, so what they pull could be illegal, but that's the way things will be conducted unless you take them to court, more money out of your pocket.

I don’t know……can’t answer those questions….as I write this there are investors that have done nothing wrong but are getting screwed because a dead beat Section 8 tenant won’t pay the $200 owed to the owner, but they are fighting the eviction in court and appealing it… or the investor that did an owner finance…got one payment…then the buyer stopped paying…and finally filed BK…while the investor makes a house payment out of his pocket…so yes…crap can and does happen….and I can’t answer every possible scenario question….
