Vacancy is a huge cost so I’d focus on cutting that down vs always being at the top of market rents all the time.

For tenants who became unemployed and hours cut I reduced their rent.

I want to start with single family to cut my teeth with REI and moving to multi family.

Its also closer to my job and cut my driving time from 45 min to a 1 hr depending on traffic to 16 min to 20 min tops.

& then the nephew is cutting your communication with the LL/seller. 

To find deals, talk to wholesalersto find education, talk to investors if you don't want to get educated or learn how to find great deals and you want someone else to make you feel like they are on your side while taking a disproportionate cut for the value they provide, talk to a broker

So short of total economic and social collapse where nothing will matter but guns and food and fuel, we have to play the game.

They are going to cut a big long slit in the ground, so it's likely going to impact whatever you have there. 

I’ve also posted my question on a few immigration forums/fb groups but have yet to find a clear cut answer.I have pieced together that I can form an LLC, however I cannot work or receive a salary from that LLC.

I have seen other lenders already cut those sources off so I am hoping my lender does not do the same.
