I would double and triple check my numbers and maybe even ask about them on Bigger Pockets before asking family and friends for money.

I started looking for podcasts and books and came across bigger pockets. 

Is this simply a matter of the bigger players not wasting there time on smaller liens or is there an underlying correlation to the property/likelihood of redemption?

One of them here in Kansas City has a much bigger store than the rest, so they stock a lot more doors and windows. 

If all else fails, try offering a bigger down payment.
