Costs to acquire and renew your RE license.Your RE sales colleagues and brokers are much more likely to not be savvy investors, and may offer you lots of unsolicited advice against pursing investing as they themselves avoid it (or are too lazy to pursue it).If I was starting now, I would not get a license.

In the past we have only dealt with local tenants who would do anything to avoid legal fees, but I have a feeling this company has a full time legal team on it's books.

The wholesaler then has to come back after some time (weeks or even months) and use some made up excuse why they couldn't close (partner approval, etc).The 100% best way to avoid this, is to be honest and up front.
