The plan would be to partner with local hospitals, insurance agencies, businesses, etc. and incorporate great amenities, where I would imagine I could make a better return, but that's where I'm struggling to determine how much better than listings in Furnished Finder.

There's a tool called Depreciate'Em that is listed on BiggerPockets Software page(http://biggerpockets.com/software.html)I have found the DepreciateEm.com site to be quite useful.

If you want some criteria to pay attention to I would suggest to use your "I'd be down to live/move here" list as a base and then evaluate the market metrics to see if it's a strong investment opportunity.

Account Closed get multiple line item quotes and then ask lots of questions.

You can find a list of upcoming FL lien and deed auctions on Property Onion (just add a .com) and many of the lien sales are held on Lien Hub.

The rest of the state is pretty average in my opinion and you may see some listings near Morgantown or Charleston worth taking a look at.
