They usually do SBA loans but seems to be open to lending for income generating real-estate purchase.

If you can rent the property prior to refinancing it this will probably be beneficial for you since you'll have the lease to prove that the property is generating income.

So my activities clearly generate passive income, but at the same time my activities qualify me as conducting a 162  trade or business so I can claim 199A benefits (all my properties generate positive taxable income).I don't issue 1099s to my PMs as they are corporations, and it's my understanding 1099 reporting is not required in that case.

You will be hard pressed to generate rents of $1500 in South Atlanta at a purchase price under $150k, so something is definitely off.
