It sounds like it's limited to 2 specific properties?

I’m not a WA expert, but those areas near Puget Sound seem like they might regulate one day if they haven’t alreadY. 

I’ve also been reinvesting capital to help reduce my overall expenses by replacing existing oil furnaces in 3 buildings where I pay for the oil to individual propane heaters that the tenants will pay for their own heat going forward with.

Therefore I don't think you need a designer to do everything for you, but you may want someone to give you input, especially if you are trying to make some elements work without having to replace them. 

Just as a general comment, not every market has buyers, as weird as that may sound. 

They can help navigate challenges, identify market opportunities, and offer sound advice based on their own successes and failures.Risk Mitigation: Sharing the risk with other investors can reduce your exposure and help protect your assets.

This information can then assist you in future decisions and maybe help you predict failure of appliances so you can have a replacement geared up.

They value a sounding board on deals, situations, or strategy.  

I mentioned that as an option because the OP sounds like he has very little understanding of RE investing. 

I know this sounds extreme, but it has happened.I'm not saying don't do it, but I think it is important to be realistic.
