Mostly, I've just accepted the fact that we've got a glut of properties on the market in my area and all I can do is just ride it out until the tide comes up again.

Since I think it goes directly to your question, I'll post it here for your consideration...For years, many investors were fortunate to ride a seemingly unstoppable wave of price appreciation, fueled by a stagnant stock market, unscrupulous lending practices and low interest rates.

Rough ride.

Nothing illegal, as i can see, but just loud mouthed, mf- cursing, motorcylce riding, fighting w/ eachother, hanging in the yard, beer drinking, pool shooting, kids screaming, neighbors.

Both the owner and I had to constantly ride our lawyers to make sure they were keeping in line with what we wanted. 

Would have been MUCH more but I didn't have the guts to let it all ride on her heater!

This is nothing surprising from riding the wave before.

There was recently a hail storm and their roof is being replaced by their insurance company.

So on the last roll I said, "Let it ride" and the dice are still spinning.

I know I would not be able to put together a deal, but if something happens, then I would like to come along for the ride.
